Jumbo

Jumbo is a credit box and a price—not a prestige product.

When the loan amount sits above the conforming limit, overlays get stricter and pricing diverges fast between lenders. That is exactly when an independent broker is supposed to earn the file.

Conforming, high-balance, jumbo

The baseline conforming limit is set nationally; high-cost counties can support a higher conforming ceiling. Portland-metro and Seattle prices regularly push files into high-balance or true jumbo. Those are different investor guidelines, not just a bigger conventional loan. Reserves, DTI, and appraisal requirements change.

Why banks mis-price jumbo files

A bank jumbo is often a portfolio product with one rate sheet and one credit overlay. Wholesale jumbo lenders compete: some want 20% down and deep reserves; others will do 10–15% with stronger credit and liquid assets. We do not invent a rate widget. We structure the file and bid it.

Oregon and Washington specifics

West Linn, inner Eastmoreland, parts of Happy Valley new construction, Clackamas County acreage, and King County close-in listings all produce jumbo conversations. Property type, well/septic, and accessory units matter more above the conforming line. We are licensed in Oregon and Washington, so a search that crosses the Columbia is a file we can actually originate—not a bait page.

If the price is jumbo, the process should not be amateur.
