A broker is an originator who is not captive to one bank’s product shelf. That is the entire model. Arrow Home Loans is licensed in Oregon and Washington so buyers get education, realtor-grade service, and pricing that has to win.

Wholesale vs. retail

Retail banks and captive lenders originate for their own investor or balance sheet. Wholesale lenders publish pricing to independent brokers. Your credit, property, and lock period go to more than one of those lenders. The application does not get rewritten each time. That is how we stay a price leader without pretending to be Fannie Mae, Freddie Mac, or Ginnie Mae.

What you should refuse

Refuse a call center that cannot name the underwriter’s overlay. Refuse a “we are the cheapest” pitch with no Closing Disclosure math. Refuse a brand that is actually a marketing dba in front of a national machine you will never reach after application. Arrow is a boutique independent broker in Happy Valley. If we cannot win the file, we will say so.
