What a Broker Does Differently

One application, multiple wholesale lenders. Not a bank branch. Not a call center.

The model is the point

A retail bank originates for its own balance sheet or its own investor. You get that institution’s product shelf. An independent broker originates through wholesale lenders. Your credit, property, and timeline go to more than one desk. The application is not rewritten each time. Arrow Home Loans is the second model, licensed in Oregon and Washington.

Pricing has to compete

Wholesale lenders publish pricing to brokers. If we cannot win the file on price and on whether the overlay fits, we do not get the loan. That incentive is different from a single rate sheet. It is not magic, and it is not a guarantee we are always cheapest on every exotic product. It is why the shopping is worth doing.

Who you can call

Ross Foster is the owner and the mortgage advisor on the file, NMLS 1373012. Processing sits on the same file so your realtor is not waiting on a 1-800 menu. Boutique is a capacity choice. It is also why we keep weekday hours and do not pretend to be a national machine.

What we are not

We are not a bank. We are not Fannie Mae, Freddie Mac, or Ginnie Mae. We are not a government lender. We broker loans. If a page on this site sounds like a product pitch without trade-offs, we wrote it wrong.
